Is life insurance required for mortgage approval?

A lender assesses mortgage qualification using factors such as income, debts, credit history, down payment, property details and the applicable mortgage stress test. Optional life insurance is not a substitute for those qualification requirements.

Mortgage default insurance can be required for certain high-ratio mortgages, but that product protects the lender against borrower default. It is not life insurance and does not replace family protection.

When might life insurance be useful?

Coverage may be important when a spouse, children, parents or co-borrower relies on your income or would have difficulty carrying the mortgage alone. It can also matter when the household has limited savings, large debts or substantial childcare costs.

A person living alone may still want coverage if an estate would need cash to sell the home, settle debts, pay taxes or support another person. The need depends on the full financial picture, not simply whether a lender offers insurance.

What coverage options can protect a mortgage?

Lender mortgage life insurance can be convenient because it is offered with the loan and directs an approved benefit to the lender. Personal term life insurance provides a chosen benefit to the named beneficiary and can cover the mortgage plus other household needs.

Existing employer life insurance may help, but it can be limited, tied to employment or insufficient for a long mortgage. Review the amount, portability and continuation rules before relying on workplace coverage.

How should you decide?

Estimate what survivors would need to keep or sell the home without financial pressure. Include the mortgage, other debts, income replacement, education goals, final expenses and available savings. Then subtract reliable existing insurance.

Compare cost, beneficiary control, benefit stability, portability, underwriting and cancellation rights. The cheapest monthly premium is not automatically the best fit if the coverage is narrower.
